  • How can I expand my photography business? What products can you offer me?

    We offer 2 main product lines to our Photographer Partners: Square Footage Floor Plans & Existing Conditions Plans. 

    1. Square Footage Floor Plans are delivered in PDF format, to scale and include ANSI square footage calculations.  Please see the features on the page above and review the samples.  These plans are ideal for real estate agents.   They are the highest quality marketing floor plans available, drafted and prepared by architects.  They are a great selling feature for your real estate clients, and powerful listing tools.  They are an easy addition to your photography session – all we need from you is the Matterport link, our team does the rest. 
    2. Existing Conditions Plans are for Architects, Interior Designers and Contractors.  Expand your business to include these design professionals.  All designers need base Existing Conditions plans before starting their design project.  Many firms outsource this work because it is tedious and expensive, and they prefer to focus on the actual design work.  We can prepare Existing Conditions floor plans and interior and exterior elevations from Matterport scans.  We provide plans in PDF and .dwg CAD format.  Increase your product offering by working with design professionals – many also need photographers for before and after portfolio photos.  Real estate agents also get many requests for CAD files from buyer’s design teams – offer these services to your real estate agent clients to increase your per property revenue.
  • How do you handle branding for my business?

    Our floor plans include the following statement: Architecturally drafted by National Floor Plans  Associate Member | American Institute of Architects  Contact National Floor Plans for .dwg AutoCAD files or square footage questions about this property.  Many clients prefer to capitalize on our architectural credentials and extensive experience as a selling point for their clients.  If you prefer, we can customize this statement and offer white label products ready for your own branding. 

  • What is the turnaround time?

    Turnaround is 2 business days for all orders placed by 5pm EST.

  • What if I need it sooner?

    We offer next business day turnaround for a fee of $50. Orders must be placed by 7pm EST.

  • I need room label changes, is that possible?

    Yes, simply reply back and our team will customize room labels based on your marketing needs.  The floor plans are delivered in PDF format and text can easily be changed using Acrobat Pro.  This allows you to manage changes quickly and efficiently for your clients.

  • The property I’m selling needs work – can you draft a proposed floor plan?

    Yes, once we have drafted your existing floor plans we can work with you to show proposed floor plans, including kitchen & bath renovations, master suite designs, and finished basements.

  • I’m buying a property – what is the main benefit of using your service?

    To determine the accurate square footage. Make sure you get what you are paying for. Most square footage sources are based on public record, and they are often inaccurate.

Accuracy

  • How do you measure the property?

    Simply upload your Matterport link that was created with a Matterport Pro2 or Pro3 camera. 


    Our team will create a virtual scaled 3D model of the property using our CAD technology.  We work remotely and do not need a site visit at the property.

  • What part of the property do you include in the floor plans?

    We will draft all areas that are included in the scan. We recommend you ask your matterport service provider to scan any garages, closets, basements, decks, etc that you would like drafted on the floor plans. 

  • What if I only want a portion of the property drafted on the floor plan?

    You can add notes for our team with specific instructions.

  • Can this plan be used by my architect or interior designer? Is it that accurate?

    Yes, every day we are hired by architects and interior designers to create existing conditions floor plans. We provide a .dwg CAD file that they can use to create furniture placement, design renovations and additions, and any other design purpose.

Square Footage

  • How do you calculate square footage?

    We follow ANSI (American National Standards Institute) guidelines for calculating square footage. Some locations and property types have different methods or preferences for calculating square footage. Our service includes a team member that is available to answer specific questions about your square footage, including:

    • What was included in the Total Gross Living Area?
    • What was not included?
    • What is the below grade finished living area?
  • What is ANSI?

    The American National Standards Institute (ANSI) oversees standards and conformity assessment activities in the United States.  In April 2022, Fannie Mae instituted standardized property measuring guidelines, requiring all appraisals to use ANSI standards for calculating square footage, and requires computer generated floor plans with above and below grade finished and unfinished area calculations.  Our square footage floor plans meet these requirements.  Don’t let surprises during the appraisal complicate your sale, join the growing group of real estate agents that trust National Floor Plans to calculate square footage prior to listing.

  • Why are you more accurate than other sources?

    We create a CAD file that is used to calculate the square footage. Our measurements are to the nearest ½” and we measure all areas.


    Most appraisers round to the nearest foot and many cities and towns take approximate measurements of only one floor and guestimate all other areas. They are often inaccurate since they do not typically have access inside the property, and there may be areas they do not know about such as finished basements or finished areas above a garage.

  • The square footage calculated was different than the city or town records – can you help me determine the discrepancy?

    Yes, our team can review any existing plans or records to determine discrepancies in square footage.  We are experts at researching tax assessor records, Registry of Deed files, etc.  Our team can schedule a phone call to explain the square footage or email a written explanation (both included in the cost of your floor plan).  An optional Associate AIA square footage letter is also available.

  • Are you able to certify square footage?

    We can provide a square footage letter stating the square footage and the ANSI guidelines used to calculate it.  The letter is prepare by an Associate Member of the American Institute of Architects.  This option is available during the ordering process and can also be requested at a later date.
